Summer Storm Prep: Protecting Your Florida Home
Hurricanes get the headlines, but the routine afternoon thunderstorms of a Florida summer cause home damage every single week from June through September. Central Florida sits in the lightning capital of the United States, and wind, rain, and power surges from ordinary storms generate a steady stream of claims. A weekend of preparation removes most of the risk.
Start at the Top: Roof and Trees
Most summer storm claims begin with the roof or the trees around it. Have loose or lifted shingles repaired before the rainy pattern sets in, and check flashing around vents and skylights. Trim branches back from the roofline and remove dead limbs anywhere on the property; in a 60 mph downburst, a dead oak limb is a projectile aimed at your roof, your car, or your neighbor's fence.
Move the Water Away From the House
Florida summer storms can drop several inches of rain in an hour. Clean your gutters and downspouts, make sure downspouts discharge away from the foundation, and clear yard drains and swales of debris. If your neighborhood street ponds during heavy rain, remember that rising water entering the home is a flood claim, which a homeowners policy excludes. Separate flood coverage is inexpensive in many inland neighborhoods and carries a waiting period, so it is a before-the-storm decision.
Defend Against Lightning and Surges
Use point-of-use surge protectors for TVs, computers, and game consoles
Consider a whole-home surge protector at the panel, a modest upgrade that protects AC systems and appliances
Unplug sensitive electronics when a strong storm is overhead
Power surge and lightning claims are among the most common summer losses we see, and the deductible often exceeds the damaged equipment unless the loss is large, so prevention beats filing.
Secure the Outside
Patio umbrellas, trampolines, and lightweight furniture become windborne in storms far weaker than hurricanes. Anchor what stays out and have a spot in the garage for what does not. Check screen enclosure panels and fasteners, since pool cage damage is a frequent and avoidable claim.
A Quick Insurance Checkpoint
While you are at it, confirm your policy covers water backup if your area drains slowly, verify your screened enclosure is properly covered, and photograph the exterior of your home and yard. Pre-storm photos make any later claim faster and cleaner.
