Water damage is one of the most common homeowners insurance claims in Florida. But water damage is complicated, and coverage depends on the source of the water. Understanding what is covered helps you protect your home.
Covered Water Damage
Standard homeowners insurance typically covers water damage from:
Internal Water Sources
- Burst pipes
- Leaking water heaters
- Overflowing appliances (washing machine, dishwasher)
- Accidental overflow from sinks or bathtubs
- Ice dam damage (rare in Florida but possible)
Weather Events (Not Flood)
- Rain entering through a wind-damaged roof
- Storm damage that allows water intrusion
- Water damage from firefighting efforts
Not Covered by Homeowners Insurance
Flood Damage
This is the big one. Flood damage is NEVER covered by standard homeowners insurance. Flood damage includes:
- Rising water from storms, hurricanes, or heavy rain
- Storm surge
- Overflow from rivers, lakes, or canals
- Mudslides and mudflow
You need separate flood insurance for this protection.
Gradual Damage and Neglect
- Slow leaks that cause damage over time
- Water damage from lack of maintenance
- Seepage through foundations
- Damage from ongoing moisture problems
Sewer and Drain Backup
Standard policies typically exclude water that backs up from sewers or drains. You can add this coverage as an endorsement.
Gray Areas and Complications
Wind-Driven Rain
Rain that enters through a wind-damaged opening is typically covered. Rain that seeps in without wind damage may not be.
Mold Damage
Mold resulting from a covered water loss is usually covered, but limits may apply. Mold from humidity or uncovered water sources is typically excluded.
Hidden Water Damage
The damage discovered behind walls or under floors may be covered if it resulted from a sudden, accidental event. Gradual damage discovered later is usually excluded.
