What Florida Homeowners Should Know
Florida's homeowners market works differently than the rest of the country, and three things drive most of what you pay. First, your hurricane deductible: Florida policies carry a separate windstorm deductible, usually 2%, 5%, or 10% of your dwelling coverage rather than a flat dollar amount — on a $400,000 home, the difference between 2% and 10% is $32,000 out of pocket after a storm. Second, your roof: age, shape, and attachment method are the single biggest underwriting factors in the state, and many carriers tighten eligibility as roofs pass 15 years. Third, wind mitigation credits: Florida law requires carriers to discount premiums for features like hip roofs, impact glass, and modern roof-to-wall connections — but you only get the credits if a wind mitigation inspection documents them.
Two coverages deserve a hard look here: ordinance & law, which pays the extra cost of rebuilding to today's stricter codes, and replacement cost on both dwelling and contents. And remember that no homeowners policy — none — covers flood. If water rises from outside, that's a separate flood policy, whether you're beachfront or twenty miles inland.
